      You'll receive a detailed proposal outlining scope, deliverables, timeline, and investment. Everything is clear, specific, and in writing. No hidden fees, no vague language, no confusion about what you're getting.

          Approved concepts become detailed designs. We add structural considerations, mechanical systems, material selections, and construction details. Everything starts looking like a real building, not just a concept.

              Construction Documents

              Final push to permit-ready plans. We create complete construction documents with all the details your subs need to bid accurately and build correctly. Foundation plans, framing plans, sections, schedules, everything required for permits and construction.

                      Process Questions

                      What if I need changes during the process?

                      Minor adjustments are included throughout the process. Substantial changes may extend the timeline or incur additional fees, but we'll discuss that upfront before proceeding.

                      How much of my time is required?

                      Minimal. About 3-4 hours total across the 30 days: kickoff call, schematic review, design development review, and final review. We work efficiently.

                      What if the permit reviewer requests changes?

                      We include code compliance in our designs, but permit reviewers can sometimes request modifications.
                      We're available to address these at our standard hourly rate.

                      Can I request changes after delivery?

                      Yes. One round of minor revisions is included in most packages. Additional changes are billed hourly. We provide quick turnaround on post-delivery modifications.

                      What file formats will I receive?

                      Depending on the package you choose you'll receive PDF files (for permit submission and printing) and CAD files (DWG/DXF format for future modifications). All organized and labeled clearly.

                      Do you coordinate with engineers?

                      We design with structural considerations in mind and can coordinate with your structural engineer as needed. Structural engineering is not included but can be arranged for an additional fee.
